Integration level. The most common integration question involves the door. A heavy steel vault door or blast-rated residential door is a purpose-built component with lead times of 10 to 20 weeks depending on the manufacturer, specification, and hardware. Concealing that door within a residential architectural surround — making it flush with surrounding cabinetry or trim, recessing it in a wall assembly, or locating it behind a bookcase on a pivot — is GC work that has to be designed into the project from the start, not added during construction.

Fully integrated safe rooms designed to be non-obvious within the home’s architecture run higher, with most projects in the $150,000 to $350,000 range. Larger or more complex structural requirements — standalone reinforced structures with backup power, climate control, and communication systems — can exceed that range significantly.

Timeline: What the Project Schedule Actually Looks Like

Permitting: 6 to 10 weeks. In Loudoun, Fairfax, Fauquier, Montgomery, Frederick, and Washington counties, a permitted fortified safe room project — and this is a permitted project, without exception — typically takes 6 to 10 weeks for building permit review after a complete application is submitted. County review of a structural project with licensed engineer stamped drawings tends to move faster than projects submitted without engineering documentation. Contractors who claim this is not a permitted project are not building what you think you’re getting.

Door procurement: 10 to 20 weeks. This is routinely the critical path item. Lead times on vault doors and blast-rated residential doors from domestic manufacturers currently range from 10 to 20 weeks. A project that does not order the door at or near contract signing — before design is finished and before the permit is issued — is a project where structural work may be complete and waiting on the door for several months.

Construction: 3 to 6 weeks. Once materials are mobilized and the door is on site, the construction phase for most residential safe room projects runs 3 to 6 weeks depending on complexity and integration scope.

Total project timeline from engagement to completion: 6 to 10 months for a well-managed project where door procurement, permitting, and engineering are sequenced correctly. Projects where the door was not ordered early, where permitting was not anticipated, or where structural engineering was started late routinely run 12 to 18 months from first conversation to certificate of occupancy.

Three Questions to Resolve Before You Engage a Contractor

Where is the room going? A basement location, an interior first-floor room, and a room in a new addition have entirely different structural implications, site access requirements, and permit pathways. The location — and what’s structurally possible in that location — determines the engineering approach and the cost before any other variable.
